The energy rehabilitation of the flat buildings is not only linked to the work. Before arriving, many communities of owners must overcome complex collective decisions, technical doubts, administrative procedures, high costs and difficulties in accessing financing. This was the challenge that focused the GiDomus Energy Renovation Day, held this Friday in Girona with property managers, technical professionals, companies, financial entities, administrations and European representatives.
The conference, held at the Manel Xifra Boada Auditorium of the University of Girona Science and Technology Park, has been organized within the framework of the GiDomus European project by its promoter consortium, formed by the Europace Foundation, as coordinator, the Clúster de l’Energia Eficient de Catalunya, the Energy Research Institute of Catalonia, R2M Solution Spain SL, Social Innovation for Communities / UpSocial SL, ECROWD Invest Platform for Participatory Funding SL and the EcoServeis Association. The meeting was organized jointly with the Girona Association of Property Administrators and has been sponsored by Contracta, the Rubau Group, and Deutsche Bank.
GiDomus is a European project that works in the Girona region to make energy rehabilitation of homes easier and more accessible, with a free service of technical, administrative and financial support aimed at citizens, communities of owners and professionals. Currently, the project has 7 offices in the Gironès, Pla de l'Estany, Ripollès and La Garrotxa, from where it offers information, advice and management of procedures to promote actions such as the insulation of facades, the improvement of air conditioning or the installation of more efficient systems.
The meeting has allowed to address energy rehabilitation from all phases of the process: the activation of communities, technical advice, the execution of works, access to financing and the role of administrations in the energy transition. Representatives of the European Commission, the Catalan Institute of Energy, the College of Administrators and Property Administrators of Girona, Contracta, UCI, Deutsche Bank, the IREC and technical professionals linked to real cases of rehabilitation in the province of Girona have participated. The conclusions were given by Anna Camp, director of the Catalan Institute of Energy.
Communities, construction and financing: the triangle that conditions rehabilitation
The GiDomus Energy Renovation Day has focused on the journey that a community of owners must take to move from the need to improve the building to the real execution of the works. This process involves technical diagnosis, collective decision-making, administrative management, access to grants or savings mechanisms and the search for financing.
The participation of the Association of Administrators of Girona, Contracta, Rubau Group, Deutsche Bank and UCI has allowed to address three key parts of the process: the activation of the communities, the execution of the works and the financing. These views have been completed with the European perspective of Christophe Milin, project officer of the European Commission, and with the conclusions of Anna Camp, director of the Catalan Institute of Energy.
Property administrators, key figures for activating communities
One of the highlights of the day has been the role of property managers as agents of proximity for the communities of owners. In many multi-family buildings, the difficulty is not only to identify the necessary energy improvements, but to explain them, to order the process, to resolve doubts and to make it easier for the community to make informed decisions.
In this context, the collaboration between GiDomus and the Girona College of Property Administrators is one of the lines of work to bring energy rehabilitation closer to communities. The project and the CAFGi signed at the beginning of the year an agreement to promote the energy rehabilitation of residential buildings and facilitate the energy transition in the Girona counties.
Real cases and climate view
The day included practical cases of energy rehabilitation in multi-family buildings in the province of Girona, such as the Tàrrega Project, the Mas Prats projects and the Albéniz Building, which have served to land the debate on specific experiences of the territory.
The Manifesto for the sustainability of buildings facing the challenges of climate change was also presented, by Jordi Pascual, senior researcher in physics of buildings at IREC. The closing ceremony was given by Anna Camp, director of the Catalan Energy Institute, who was in charge of presenting the conclusions of the day.
