How do you approach an energy renovation? Where should you start? What are the main challenges faced by homeowners' associations? These are some of the topics explored in the latest episode of the podcast La clau per l'habitatge, hosted by Núria Solé and Marina Sorigué, the municipal housing podcast of Sant Feliu de Guíxols City Council.
In this episode, Manel Pretel, coordinator of the GiDomus project, explains how the initiative supports homeowners' associations throughout the entire building energy renovation process, from the initial decisions through to the completion of the works.
During the conversation, Pretel highlights the need to simplify a process that often creates uncertainty and raises many questions among residents. He explains that GiDomus was created as a one-stop shop through a public-private partnership, with the aim of providing comprehensive support and acting as a neutral intermediary between public authorities, industry professionals and homeowners' associations.
One of the key messages of the episode is the importance of taking advantage of mandatory building maintenance works to carry out a more ambitious energy renovation. As Manel Pretel explains: "As soon as a building requires investment to comply with the Technical Building Inspection (ITE), it is the right time to take the opportunity to carry out a comprehensive energy renovation."
The podcast also discusses the main barriers that make these projects more difficult, including limited awareness of the financial support available, the complexity of the process and the challenge of reaching agreements within homeowners' associations. To address these issues, GiDomus provides technical support to assess the condition of buildings, advises on the most suitable renovation measures and guides communities through the different funding mechanisms available, including grants, Energy Savings Certificates (CAEs) and tax incentives.
The episode also highlights the rollout of GiDomus through pilot projects in several municipalities, with the aim of consolidating a support model that helps accelerate the energy renovation of the housing stock and makes decision-making easier for homeowners' associations.
